New 3-Tier Program Pricing Changes

PROPERTY:

€250,000 (Zone C Areas): Convert a commercial property of any size, situated anywhere in Greece, to a residential property. Complete the conversion project before submitting your Golden Visa application. OR;

€250,000 (Zone C Areas): Restore or reconstruct a listed property (with cultural or historical importance), regardless of location or property size. Complete the renovation works by Year 5 to renew your Golden Visa.

IMPORTANT: Golden Visa properties may not be used for short-term letting (i.e. on Airbnb). In addition, properties converted from commercial to residential may not be used as registered company headquarters. Golden Visa holders who fail to comply with these restrictions will have their residency permits revoked, and will be fined €50,000.

€400,000 (Zone B Areas): Buy a single property with a minimum area of 120m² in any region of Greece outside of the Zone A locations (outlined below).

€800,000: (Zone A Areas): Buy a single piece of real estate, with a minimum area of 120m², situated in Thessaloniki, Mykonos, Santorini, in the Administrative Region of Attica (including Athens), as well as on any of the Greek islands with a population of 3,100+ inhabitants.

GENERAL DOCUMENTS REQUIRED

  • Valid passport along with a certified copy thereof

  • Valid national visa for Greece

  • Four recent, identify color photos of yourself (as per Greek sizing and formatting requirements)

  • Police clearance certificate from your country of origin or current residency

  • Duly completed visa application form

  • Proof of payment of the relevant government fees

  • Proof of funds

  • Proof of health insurance coverage in Greece (both for you and any family members).

FOR BUYING REAL ESTATE

  • Proof of transfer by the Greek Land Registry, along with a certificate confirming that the transaction was completed free of any impediments.

    Payment must be made in full, via funds held in a Greek bank or credit institution. Greek Golden Visa related purchases cannot be financed.

  • Sales or promissory contract without any conditions or exemptions, stating location, sales price and method of payment.

FOR COMPANY INVESTMENTS

  • Document(s) containing the details of the company receiving the investment, and whether it is a new or existing company.

    This document must include the company name, type of entity, as well as who the shareholders are, along with the percentage shareholding(s).

  • A document detailing the nature and specifics of the capitalization.

  • A document outlining the project budget and financing structure(s).

  • Official confirmation of where the company or project is situated.

  • A timeline outlining when and how the capital will be deployed.

  • A 5-year revenue forecast and business feasibility study.

FOR TOURISTIC RENTALS

  • Timeshare or rental contract, valid for a minimum period of five years and indicating the price per year, with a total rental value of €250,000.

  • Certificate issued by the National Tourism Organisation (EOT) that it has been notified of the execution of the timeshare contract in question.

  • Proof of transfer registration issued by the Greek Land Registry.
