Yet another round of Greek Golden Visa pricing changes were announced earlier in 2024, setting the minimum property pricing options at €250,000, €400,000, and €800,000, respectively.

Whilst a grace period was offered, this lapsed at the end of August 2024.

The new Greek Golden Visa pricing rules – characterized by a 3-tier structure topping out at €800K for the Attica Region (including Athens and Piraeus), and Thessaloniki, as well as for every island with more than 3,100 inhabitants, has now taken effect.

THE NEW GREEK GOLDEN VISA AREA PRICING RULES AT A GLANCE:

The new area pricing changes, outlined below, have already taken effect:

A 3-tier, area-based pricing structure has now replaced the previous 2-tier structure – as follows:

  • Zone A Areas: €800,000 (Single qualifying 120m2 properties situated in areas like Northern, Southern and Central Attica, Santorini, Mykonos, as well as Central Thessaloniki, as well as on any other Greek islands with more than 3,100 inhabitants.
  • Zone B Areas: €400,000 (Any single property bigger than 120m2 situated outside of Zone A Areas.
  • Zone C Areas: €250,000 (Convert a commercial property of any size, situated anywhere in Greece, to a residential property. Complete the conversion project before submitting your Golden Visa application. OR; Restore or reconstruct a listed property (with cultural or historical importance), regardless of location or property size. Complete the renovation works by Year 5 to renew your Golden Visa.

You can therefore still get the Greek Golden Visa by opting for the new Conversion Property category.
